Why do you need a Home Report?
The Housing (Scotland) Act 2006 made it illegal to market a house in Scotland from December 2008 without a Home Report. Since then, anyone who wishes to market their home for sale in Scotland must be able to provide a prospective buyer with a Home Report within nine days of when it is asked for. If you can’t provide the prospective buyer with a Home Report within this timeframe, you risk being fined £500 by your local authority.
It is also a legal requirement that only surveyors registered with or authorised to practise by the Royal Institution of Chartered Surveyors can prepare Single Surveys, and only accredited professionals are allowed to produce an Energy Report (although these can often be done the same person).
